Lease Security Tracking

Throughout the lease term, security deposits and letters of credit may burn down or expire, leaving you without any security in the event of default, or changing economic or tenant business conditions.

Megalytics can track your lease security throughout your lease term, alert you at key milestones and if the tenant credit deteriorates and the securitization is no longer sufficient, we will advise you to do a deep dive assessment and re-securitize.

Megalytics will:

  • Track the lease security validity, expiry date, and remaining balance against lease term
  • Track lease securitization against updates of the tenant’s credit
  • Alert you of any exposure that arises from our continuous monitoring of lease securitization and exposure
  • Lease security against cash flow for the balance of lease term, recommended options and decision matrix

Asset Discovery

In the event of tenant default, securitization in the form of a Letter of Credit may have already expired or been released. Before pursuing legal action and resources, it would be beneficial to know if the tenant, parent company or guarantor has sufficient recoverable assets.

Megalytics will:

  • Search and locate any banking, checking or brokerage accounts by state for the tenant, parent company or guarantor
  • Determine the $ balance, last deposit and any recent activity
  • Identify other physical asset owned by the tenant, partners, LLC members, vendors or individual guarantors
  • Determine viability of asset recovery and recommendation for legal course action

Physical Asset Tracking

If a tenant abandons a landlord property and moves assets belonging to the landlord, including physical assets and inventory under a landlord lien, to an unknown location, this will leave the landlord with very little leverage.

Megalytics can help by:

  • Geofencing the premise going back in time to identified period of illegal removal of physical assets
  • Track any outbound trailer truck movements over the suspected period
  • Identify final location where physical assets and/or inventory has been held
